About Thailand Investment & Operations: Practical Notes
This site does one thing: it takes the questions that come up when investing, setting up and operating in Thailand and puts them into plain language you can look up and check against.
Why this site exists
For companies investing in Thailand, the usual difficulty is not a lack of information but not knowing which question to ask first. This site sets out the common questions, risks, documents and procedures, to help readers build their own framework for judgement and know what to confirm before making a decision.
What the content covers
Content is organised by the stage a company is at in Thailand: pre-investment assessment, market entry and shareholding, BOI and investment incentives, land, factories and leasing, corporate governance and operations, people, tax and supply chain, and crises and case studies.
Sources and verification
Articles distinguish between documented facts, statements by the parties, reasonable inference, risk assessment and matters still to be confirmed. Anything without evidence is not written as a firm conclusion. Articles that deal with the law list the statutes they rely on.
Anonymised cases
All cases are anonymised. Names of the parties, exact locations, amounts, and any combination of details that could identify someone are not published.
Updates and revisions
Each article shows its publication date. When the content is materially revised, an update date is shown separately. Thai law and practice change, so please check the date of the article you are reading.
Use and citation
You are welcome to quote from this site. Please credit the source and link to the original article. Please do not republish whole articles, or rewrite them, for commercial use.
